
Boston Dynamics has announced plans to transform a 323,000 square foot facility at 1601 Trapelo Road in Waltham, Massachusetts into a combined robotics and AI center. The move consolidates three separate nearby locations under one roof, and it comes with a notable financial signal from the state: a $25 million Economic Development Incentive Program (EDIP) award from the Healey-Driscoll Administration.
What's actually being built
The new building will consolidate operations currently housed at three nearby locations and expand capabilities in advanced manufacturing, artificial intelligence, workforce training, and research and development. The site sits just across Route 128 from Boston Dynamics' existing headquarters, roughly 12 miles outside Boston.
Boston Dynamics plans to invest $100 million in the project and anticipates creating 1,250 new jobs by 2033. The EDIP award, approved by Massachusetts' Economic Assistance Coordinating Council (EACC), is specifically tied to renovation and buildout activities for manufacturing, workforce training, and operations for the company's Atlas, Spot, and Stretch platforms.
The facility is being developed in partnership with BXP, which has owned the Reservoir Place property since 1998. Boston Dynamics expects to move into the new facility in phases beginning in mid-2027.

The $25 million EDIP award is not a cash grant , it is a tax credit instrument. The EDIP is designed to foster the creation of quality full-time jobs by awarding tax credits to businesses committed to starting and growing in Massachusetts, directing awards to projects that leverage private investments to create jobs and generate new economic activity. Award recommendations typically range from $10,000 to $15,000 per job created or retained, factoring in project location, industry sector, job quality, and the strategic value of the investment.
